Market Rent Valuation

Kanzas provides independent Market Rent valuations for privately owned premises and other assets in Ukraine. The deliverable is a valuation report determining the market rental rate for a right of use under lease terms — a document you can rely on in negotiations with tenants and counterparties, in audits, and in court.

Market Rent is a distinct basis of value: the International Valuation Standards (IVS 2022) define it explicitly. That places this work within the valuation of property rights — we assess not the value of the real estate itself, but the right to use it under lease terms.

When a Market Rent valuation is needed

Both sides of a lease relationship come to us, each with their own task.

Owners — most often of office and retail centres — commission a valuation to substantiate their current rental rates to tenants and clients: an independent valuer's market study is far more persuasive than the landlord's own opinion. The second typical owner scenario is a justified rent increase: before revising rates, the owner obtains documented evidence of the market rent level and negotiates from it.

Tenants come with the opposite task — to challenge a proposed or existing rate they believe is above market. Such disputes often reach court, where the valuation report serves as evidence of the market rent level, including in claims for unpaid rent.

And both parties commission valuations at the lease signing stage: an independent rate substantiation removes the pricing argument before it starts.

Our experience

Our track record includes rental rate valuations for shopping centres, office centres, and warehouse and logistics properties across Ukraine. We have acted for both landlords and tenants, so we know the arguments on each side — and which substantiations withstand scrutiny from opponents and courts.

What you receive

A valuation report determining the market rental rate for your property: market analysis, property description and calculation. The report complies with Ukrainian valuation law and national standards and follows IVS methodology — suitable for negotiations, court proceedings, audit and financial reporting.

How we determine the market rental rate

The core instrument is the comparative approach: an analysis of rental rates for comparable premises — similar location, condition, floor area and use. A site inspection by the valuer is mandatory under Ukrainian valuation law, and it captures the factors listings never show: actual condition, access, surroundings.

State and municipal property

For state and municipally owned property, Ukraine applies a different mechanism: the market value of the property itself is appraised, and the rent is set as a percentage of that value under Cabinet of Ministers Resolution No. 630 (28 April 2021). Questions and answers

Can the rental rate be assessed without a site visit? No — an inspection by the valuer is mandatory under Ukrainian law. Remotely we can only provide a preliminary consultation.

Can a tenant commission the valuation if the property belongs to the landlord? Yes. A Market Rent valuation may be commissioned by either party to the lease — for negotiations or for court.

We have dozens of tenants — do we need a valuation for every unit? No. The study is performed by premises type, so the result applies to all comparable units of a shopping, office or logistics centre.
